Buying a new home is a big step, so congratulations! Purchasing a home in California can be a stressful process for the buyer (and seller too), bringing a mixture of emotions - excitement, nervousness, and uncertainty. We know because we have helped hundreds of buyers and sellers go through the same process you're about to start. prequalification
1. Get Pre-Approved For Mortgage

Before you begin your new home search, you will want to get pre-approved for your mortgage from your preferred lender. This step is the 1st and most important as it will determine how much home you can afford. Once you receive a pre-approval letter from your lender, contact us and we will guide you through the remaining steps.

2. Choose a Top Rated Real Estate Agent

Finding the right Real Estate Agent is an important decision that may impact how long you are searching for a home and how much you will ultimately pay for the home. Finding a well connected and experienced Real Estate Agent will not only get you in the door to your dream home faster, but they usually help negotiate a deal that you are 100% satisfied with. We may be a bit biased here, but working with a team that has 55+ years of combined experience and are committed to providing our clients with exceptional customer service will be a tremendous help in the home buying process.

3. Search for Your Dream Home

The home search officially begins! Based on your budget, we will send you several home that are available on the market that matches your overall preferences. Based on what you want to see, we will join you on home tours to see how you like the home - we are also there to answer any questions you may have. Once you found a home you like, we will begin the offers and negotiation process.

Offers & Negotiations
4. Submit Offers on Homes You Like

You've found a home you love and you wanted to make an offer - fantastic! We will draft up official offer and submit it to the seller's agent. To determine an offer, we consider several factors, such as the condition of the home, how long it's been on the market, plus more! If the sellers counter offer, we begin to negotiate a deal that works best for our clients without jeopardizing the deal.

Acceptance
5. Your Offer is Accepted

Congratulations! Your offer is accepted! However, this does not mean we own the home yet. There are still a number of steps, paperwork and more to be completed before you are officially the new homeowner.

After the offer is accepted, your loan will go into the "processing and final underwriting" stages. Here, with the help of your real estate agent, you will supply the purchase contract and title company information for the transaction. The loan provider will order an appraiser to assure the home measures up to the loan amount you're requesting. After the appraisal confirms the loan to home value, escrow opens.

6. Escrow Opens

Once your loan is fully approved, loan documents will be prepared and your lender will submit them to the title/escrow company for you to sign. Typically, the escrow officer at the escrow company will provide a Buyer's Estimated Closing Statement which will itemize your costs and credits and closely estimate total monies due. You will be asked to bring a cashier's check to the title/escrow company when you go to sign, a few days prior to closing.

The escrow agent will call you when the documents are ready to sign and appointments are available. The signing process requires both the buyer and seller to sign separate packages. The escrow agent should guide you smoothly through this process. You will receive copies of all the documents you sign from the escrow company. You are almost done.

7.  Final Documents & Close of Escrow

The escrow company will send your signed loan documents, along with any other outstanding loan condition documentation, back to your lender for a final review. Once all documentation is determined as being complete, the lender will send a check to the escrow company.

Once the escrow company verifies receipt of the funds, they will arrange for all documents to transfer title to your lender.
