2. Deciding When To Sell

Timing is crucial when it comes to selling a home. Waiting just one month to list your home might result in tens of thousands of dollars extra.

When properties are listed in April, May, or June, they spend the fewest days on the market. Homes listed in each of these months stayed on the market for an average of 28 days. Keep in mind that the number of days on the market does not include the time it takes to close.

Once you accept an offer, you should expect to wait another 30-40 days to close. If you want to obtain the most money for your home, you should list in May or June. The median selling prices in these months were $601,000 and $600,000. (respectively).

Buyers can’t imagine themselves in your house if it’s full of your family photos or souvenirs from your vacations. Pack those items away as step one of staging the home.

Professional Content Creation: We work with only the best vendors to assure our client's home is marketed in the best way possible. Showings & Open Houses: One of the best things homeowners can do during a showing or open house is to make themselves scarce. 5. Reviewing Submitted Offers

Don't assume everything is done after you get an offer on your property. You are not obligated to accept any of the bids that come in.  

The process involves negotiating and back-and-forth with counteroffers. Even if a buyer refuses to bend on their asking price, there are other parts of the sale you may negotiate to get a better deal. Discussing with your Real Estate Agent what options there may be.  

Once all the details are ironed out, you and the buyer will sign a purchase agreement, taking you one step closer to closing the sale.

6. Appraisals & Inspections of Your Home

In most cases, after signing a purchase agreement, the buyer will need an appraisal of the house. Most lenders require that the home is appraised before they agree to give out a loan; they want to make sure the home is worth as much as the mortgage so it can act as sufficient collateral.

Following the appraisal, the buyer has the right to hire an inspector to see what could be wrong with the home that’s gone unnoticed. The appraiser will look at the roof, the foundation, the electrical wiring, the HVAC system, and the plumbing, among other things.

If there are major issues uncovered, expect more negotiations. The buyer may use the potential cost of repairs to ask for a lower price.

7.  Final Documents & Close of Escrow

It's time to conclude the sale once both parties have completed their obligations under the purchase agreement.

During closing, the buyer has the right to undertake a last walkthrough to ensure that the property is still in excellent condition, that all required repairs have been completed, and that the house is in good working order.

Then both parties sign the final documents to start the property verification process. The county office receives these forms. At this point, both the buyers and the sellers will cover the remaining closing fees. If everything goes according to plan, the buyer will take possession of the house and you will be paid.
